The Quartier Dreikönig in Emmendingen is an outstanding model project for community-oriented, inclusive, and sustainable living.
The new development provides affordable housing for people with and without disabilities and is being realized by wohnbau bogenständig eG together with dedicated citizens.
From the very beginning, the planning process was characterized by active participation: a “round table” of partners, social institutions, and planners ensured that all interests were considered.
Architecturally, the ensemble integrates sensitively into the historic fabric of the city, creating new public spaces and pathways that foster an open and vibrant neighborhood life in the heart of Emmendingen.
The project combines solid concrete base floors with light, resource-efficient timber frame construction on the upper levels.
Concrete in the ground floors provides protection against the high groundwater level, while the timber structures ensure a pleasant indoor climate and a low carbon footprint.
Particularly innovative: the entire project was designed using Building Information Modeling (BIM), allowing all disciplines to collaborate within a single digital building model – precise, efficient, and fully coordinated.
The result is a highly prefabricated timber structure where ecological, technical, and social aspects come together in perfect harmony.
All timber elements are completely enclosed by the building envelope, eliminating the need for chemical treatment.
Ventilated façades, precise detailing, and dry construction junctions ensure the durability of the timber structure.
The principle of “protection through design” ensures that materiality, form, and function are perfectly balanced – natural, enduring, and low-maintenance.
The development meets the KfW Efficiency House 40 EE standard.
Its energy concept combines heat pumps, photovoltaic systems, and a pellet-fired peak-load boiler – a fully renewable system.
This creates an ecologically and economically exemplary residential quarter that unites future viability and social responsibility.

Thanks to the solid base floors and the thermal mass of the timber elements, the buildings largely dispense with active cooling systems.
An intelligent ventilation strategy and natural night cooling maintain a comfortable indoor climate even during the summer months.
The result: comfort and well-being without unnecessary energy consumption.
The Quartier Dreikönig falls under Building Class 4 and is not classified as a special building.
Load-bearing and bracing components are designed to be fire-resistant, while fire barriers and carefully planned escape routes guarantee the highest safety standards.
In the event of a fire, residents are able to evacuate independently without external assistance – a concept that integrates safety unobtrusively yet effectively into the architecture.
The quarter is more than a residential development – it is a place of interaction and inclusion.
The ground floors accommodate community, commercial, and social uses, while the upper levels offer a wide variety of housing types – from family apartments and single studios to inclusive shared living groups.
Publicly accessible green spaces and pathways promote encounters between residents and neighbors.
Thus, the Quartier Dreikönig becomes a lively, inclusive urban district – a social and architectural enrichment for the entire city of Emmendingen.
