With the Residential Quarter Immendingen, GROPYUS is setting new standards for sustainable and future-oriented living.

The buildings are entirely constructed using the GROPYUS timber system design – a serial, high-precision element-based construction method.
Load-bearing walls, ceilings, and elevator shafts are made of solid wood, while concrete is only used where structurally or geotechnically required (e.g., in the shallow foundation).
The timber comes from PEFC-certified sustainable forestry, planned digitally and prefabricated industrially with an exceptionally high degree of precision – down to preassembled bathroom modules.
This combination of ecological construction and digital manufacturing minimizes construction time, CO₂ emissions, and material waste – a showcase for modern, serial timber architecture.

The structural protection of the timber is based on a ventilated façade system that reliably drains moisture and keeps the wood dry.
Key details – such as weather-protected bases, precise joint connections, and carefully guided air layers – ensure long-term durability without chemical treatments.
The result is a durable, low-maintenance structure that balances technical robustness and architectural elegance.

The residential quarter meets the KfW Efficiency House Standard 40 EE and the QNG Plus Standard with BNK certification.
Energy is supplied by two brine-to-water heat pumps and a geothermal probe system serving the entire site.
Photovoltaic panels and smart building management technology further reduce energy demand.
The result is an energy-autonomous system that meets the highest standards of sustainability, cost efficiency, and future viability.

The geothermal system provides not only heating in winter but also passive cooling in summer.
Thermally activated components regulate the indoor climate smoothly and efficiently.
Combined with natural ventilation and intelligent control systems, this creates pleasant, stable temperatures year-round – ensuring maximum comfort with minimal energy use.

Despite being entirely built in timber, the GROPYUS system meets all fire protection requirements for Building Class 4 – without concrete cores.
Load-bearing timber components are designed to be highly fire-resistant (≥ 60 minutes fire resistance).
Non-combustible stairwells, seamless fire protection claddings, and double-sealed joints prevent fire spread.
Two independent escape routes per floor, smoke extraction systems, and clearly marked evacuation paths guarantee maximum safety.
This concept proves that fire safety and timber construction can coexist seamlessly in a forward-looking way.

The project is designed as a flexible residential quarter, adaptable to changing lifestyles.
Thanks to modular layouts, floor plans can be easily modified or combined – ideal for families, couples, or singles.
